The traditional Architectural Service, as described in “Working with an Architect”, is the customary delivery process for most Architectural Projects ranging from sky scrapers to single family dwellings; from major university campuses to a community church building. The Design, Bid, Build process is time tested and universally accepted throughout the construction industry. There are times, however, where an Owner should consider Design-Build.
Contemporary approaches to expediting construction include fast track, construction management, systems and/or modular construction. Frequently, these systems require a more knowledgeable Client and an array of construction professionals, bonded together in an attempt to expedite construction, reduce costs, reduce liability and increase quality of the construction project. Sometimes, complexity of programming, organization and financial backing required to create such a team is beyond the reach of a “one time Owner”, who may simply wish to build a residence or an office building.
With the traditional architectural agreement, the Architect’s services begin to separate during the Bidding or Negotiation Phase as the Architect “hands” construction of the Project to a Contractor. Traditional lines of separation are formed between Architect and Contractor, due to contractual responsibilities, industry norms and liability issues. Once the Contractor takes over, the balance of the Architect’s service is relegated to observation and reporting, reviewing documents or data and approving changes and/or pay requests.

The Design-Build process integrates the Owner’s design desires with the Architect’s capabilities and construction expertise throughout the construction process. By maintaining Owner involvement, established in the Design Phase, the Owner and Design-Builder work together to retain control over design options, reduce third party liability and discuss / evaluate changes and costs as the project is being constructed. The Design-Build team will be in close communications with subcontractors, material suppliers, and vendors who are doing the Work; a more direct line of communications.
The creativity, design skills, technical ability and insight of the Architect are practically integrated in all communications and coordination between Contractor and Owner. The Design-Build firm wears both hats, providing the Owner a unique, single source responsibility. Time required for bidding, negotiation, permitting and contract administration is usually reduced since several activities are consolidated. Improved efficiency and decision making reduce costs. We believe that as people become aware of its advantages, the preferred choice for construction delivery will become Design-Build.
